The Sector for mass appraisal of real estate performs activities related to the following:

  • Inputting data into the Register of prices and leases;
  • Control of data included in the contracts for sale and lease of real estate that are input into the Register of prices and leases;
  • Conducts verification of the data from each transaction;
  • Collects data from local self-government units about the amount of tax rate for sale of real estate;
  • Issues data from the Register of prices and leases to external users (natural persons and legal entities) and professional users (notary publics, private geodetic companies, state institutions, municipalities, banks, etc.);
  • Determining the models and methodologies to be applied for mass valuation and their reviewing every four years; connecting the mass valuation models with a certain mass valuation methodology; determining and developing the value zones for the real estate and their representation in GCIS;
  • Determining the real estate index on monthly, quarterly, semi-annual and annual level;
  • Monitoring and implementing changes in the international standards for mass valuation of real estate (TEGoVA, IAAO, IVSC);
  • Conducts analysis of the data from the Register of prices and leases; grouping and classification of the data from the Register of prices and leases;
  • Identifying and classifying the factors that affect the supply and demand of real estate, analysis of the value index of real estate;
  • Carries out comparative analysis of the data from the Register of prices and leases with the data from the database of assessors.
