In order to prove that you are the legal owner of the property it is not enough to only have a purchase and sale agreement, a deed, a decision from the court or similar.
You are guaranteed the ownership and utilization of your real estate (land, house, apartment, office space…) only if you have a property certificate for that real estate. With the property certificate you get the real value of the property, you facilitate its potential sales and you can use it in the procedure of approving a credit (mortgage). At the same time, the registration of your property rights and the issuing of a property certificate does not increase your expenses that you should pay to the state (property tax, utility taxes etc.).
The State Authority for Geodetic Works through the Sector for Survey and Cadastre – Skopje and the 29 branch offices for Survey and Cadastre throughout the country are ready to assist you to register your real estate, thus ensuring your legal rights on the real estate that you own. With this you will get a real guarantee for the property and you ensure tenure for your successors.
The registration of rights is done:
SAGW, through its departments does ex officio and FREE OF CHARGE registration of your property in the cadastre.
The procedure is simple – just respond to the received invitation for public displaying of your real estate in the set time, date and location, and bring all of the documents that will prove your right of ownership.

The documentation that you submit as proof for registering your right should be delivered in original or a copy that is verified with a Notary.
Along with this documentation bring an Identification Card or another personal identification document. For the registration of the property of your company (legal person) it is necessary to submit proof for the company's registration.
Following the viewing of the documentation your property will be entered in the Real Estate Cadastre and a Property Certificate will be issued.
If, for any reason, you have not replied to the invitation submitted to you from SAGW and you have missed the chance to register your property in the Real Estate Cadastre, in the public displaying procedure – ex officio registration, or your property is registered in the Land Cadastre and you wish to register in the Real Estate Cadastre in order to get a Property Certificate, you can get this service by submitting an application.
With the application you need to submit the complete documentation based on which you can prove your ownership right:
The documentation that you attach as proof for registration of your right should be sent in original or a Notary verification should be made of the copy of the original.
Bring with you an identification card, or another document for personal identification.
After getting the decision and it has come in force your rights will be registered in the real estate cadastre.
If the documentation is complete and correct and there are no legal obstacles then the decision (the property certificate) is issued legally after the legally determined dead line (30 to 60 days).
